Principal-In-Charge, Eric K. Swanson is passionate about neighborhood placemaking and driving value to his firms’ investors and production builder clients. From his roots as a consultant in urban and regional planning, to managing multidisciplinary teams in land acquisition and development, to his expertise in programming and marketing subdivisions, Eric’s work focuses on sourcing grade A land opportunities, designing and building well thought out neighborhoods, and driving Swan Communities as the go-to land developer in Florida.

Prior to starting Swan Communities, Eric worked for American Homes 4 Rent as a Land Manager serving both the Tampa Bay and Orlando markets. He also worked as a Project Manager to BDG Architects managing all due diligence and entitlement efforts on Chase Bank’s new branch build program throughout the SE US. Over the years Eric has also consulted/represented public and private clients in land use and comprehensive planning issues. Eric holds a BA in Political Science and Graduate Studies in Urban and Regional Planning from the University of Florida. When he isn’t working, Eric enjoys downtime with his family.

Ryan Menendez is a third generation Tampa native. He has 18 years of management and entrepreneurial experience in the pharmaceutical industry. Ryan was co-founder of Virtus Pharmaceuticals which was the fastest growing generic pharmaceutical manufacturer by prescription volume in 2012 and 2013. Virtus was sold to private equity in 2014 and Ryan remained a board member of Virtus until 2019. Since then, Ryan has been a part of multiple commercial real estate ventures in the healthcare and hospitality industries throughout the United States. He joined Swan Communities in January of 2021 and now focuses on real estate development projects. Ryan holds a B.S. in Marketing from the University of South Florida.
